What Each Method Actually Does
Visual inspection. A licensed plumber walks the home, checks every visible fixture and supply line, listens for unusual sounds, and uses a moisture meter on suspicious spots. Right call when the leak is likely visible (under sinks, behind toilets, at water heater).
Pressure test. All fixtures are closed off, the system is pressurized, and we measure pressure drop over 15-30 minutes. Tells us if there is a leak anywhere in the system but not where.
Acoustic detection. Sensitive microphones placed on the floor or accessible plumbing pick up the high-frequency sound of pressurized water escaping a pipe. With multiple sensor positions and software correlation, we can pinpoint the leak to within 1-2 feet.
Thermal imaging. Infrared camera detects the temperature anomaly from hot-side leaks or from moisture-saturated drywall and flooring. Quick, non-destructive, but only catches certain leak types.
Tracer gas. Non-toxic hydrogen-nitrogen blend is introduced into the line. The gas escapes at the leak and is detected at the surface with a sensitive sniffer. Best for very small leaks that acoustic methods miss.
Sewer camera. Fiber-optic camera fed down the sewer line to visually inspect. Different category — for waste lines, not supply lines.

Time on site. Most leaks are found in 1-2 hours. Difficult ones take 3-5 hours.
